Do you need to sign a mutual release to back out of a contract?

The seller wants to back out due to title issues (messy probate that’s been vacant for 3 years).

The cash buyer wants to stay in the contract.

It doesn’t matter to me (the wholesaler) what happens.

But the title company wants to know. What should I do?
