    I've just about seen it all, but one deal always sticks out to me. We helped an investor finance 9 contiguous townhomes on a 30-year fixed DSCR and he did not even own the land. It was a long-term land lease to a utility company which is difficult to finance for anyone in the space.

    Another one was a 1.5MM fix and flip with 0% down, that one was cool too.
