Walked into a distressed property this week and before I even touched a hammer, I had $5 in my pocket — just from coins left behind. Pennies in the corners, quarters on the counter, nickels under the fridge.

I keep a “property change” jar at home for coins I find in houses I buy. It’s not about the money changing my life — it’s about building the habit.

That same mindset had me replace a water heater today without spending a dime of cash:

  • Paid with AmEx points turned into a Home Depot gift card

  • Used a Capital One promo code

  • Negotiated $50 off

  • Scanned the receipt into Fetch for points

  • Got a $2.50 gas rebate from yesterday

Here’s what I can’t figure out — why is it so hard to get my own agents to do this too? This is free money, and it takes minutes. Yet most people won’t even check a promo code or download a rewards app.

Small wins add up. In real estate, if you ignore the pennies, you’ll eventually ignore the dollars.
