I found a seller in N.Y.C who is looking to sell their house

The person who is letting me sell this house for her wants to sell her house and willing to give me an opportunity to sell it. Are there any videos on how I can go about this. I have done a lot of education but I still am confused on what to do first or maybe how can I partner with someone to help me sell this. I am open to ideas just want the right guidance. Also I haven't drafted any contract with this person yet mainly because I never done it before. I got templates and know an attorney who can help me with that but I do not want to go blindly I rather get some advice before I do this. I also do know some real estate agents but I do not want to give them the sale and they do a mediocre job. If anyone have advice or can point me to someone who can help me can you please help me.
