@Brandon Carlson   Grayson county and probably more specifically Sherman seems to be a hotbed of activity.  I think average price was up something like 25% last year.  Won't surprise me if it ends up this year the same or close to that.   It's not a secret any more though.  Lots of rehab activity in Denison... and as @Lucia Rushton mentioned there is activity all the way from McKinney to Sherman.  Seems like about every other month we here of another 2500 home community announced.  Those won't happen overnight, but Anna, Van Alstyne, Howe and other small cities will see lots of growth over the next 10 years.   In my experience there is good demand for rentals and it is not just from Sherman area.  Plenty of people drive to the metroplex every day.
