WHOLESALING START-UP COSTS!

Would any of you seasoned wholesalers or real estate investors, or even new & beginning wholesalers, like to elaborate on all the out-of-pocket expenses they ran across in completing their first wholesale deals? A realistic view of the wholesaling game and what to really expect?

I am brand new and just got my first deal under contract, I paid marketing expenses and that was all! I bought a list of absentee owners in my area of 570 names, bought ink for my printer, yellow letter sheets, envelopes, postage and return label sheets. I also paid for a po box with a real physical address and went and added a line to my existing family plan to have a separate line to take phone calls. All of this cost right around 550, and this first deal will profit me 1200 (only because I was so scared to do the deal I went and got a mentor to help me through it, but should have really made 4000). Also with that same 550 dollars of marketing I have two potential deals in the wings that will both be 5k profit each. So well worth the initial investment. Hope this helps, good luck!
