What are the legal requirements for marketing to sellers

Hi,

I am from the Chicago suburbs and have just got my RE broker license. I want to start with wholesaling and looking to find out what are the legal requirements for wholesalers in IL to follow while sending marketing material to prospective sellers? Does the marketing material have to have Sponsored broker info? Can someone please share a sample marketing material they use? Thanks so much and looking forward to the guidance.

@Satnam Sandhu - This is definitely something that should have been covered in your brokerage class, specifically the do's & don't's of marketing.

The requirements are the same whether you are wholesaling or not......the simple fact is, you need to disclose that you are a realtor.  @Eudith Vacio nailed it for what is needed for direct mail.

I'd find a brokerage that is more familiar with real estate investing and wholesaling.  Happy to help if needed, our brokerage RE Investors Brokerage only works with investors.
