Do I have to have the sellers permission if I am assigning a property that is listed by a realtor and I let the agent know exactly what I'm doing?

$40k below ARV is no where near enough to make a profit. Have you taken any courses on how to run numbers for what your offer should be?

which brings me to next point. I have new wholesalers send me awful deals that are MLS and the price is always too high. Junk deals. Just make sure you aren't getting junk deals under contract.

If you are wholesaling your job is to dig up good deals. The rest of us already know about the MLS.
