    I am both impressed and a little dumbfounded you have 30+ places in a hot metro like San Diego and are asking how to find buyers. 

    My general advice is you need to market to buyers just like sellers. We go to REIA meetings (at least 4 a month), we put "decoy" houses on Craigslist for areas we are marketing to sellers, we will look up non-OO in areas we have contracts. You can post to FB, send out postcards, etc. Honestly everything works, it is just a matter of weeding out folks the same as with distressed sellers.

    Now if by chance you have 30 off market houses you need to move in the next 30 days because your contract expires, man, I would look to JV. Call the companies that advertise on the radio and TV, find as many local RE meetups as you can and approach the organizers. Be straight that you have a massive portfolio deal under contract but need to find a buyer and don't have anyone. Offer them 50% for bringing the buyer. But before you do that, record your contract at the court house because some people are scum and will go behind your back.
