How to get price per sq. ft. on a home that does not have last sold price information?

You would run a bunch of comps in the area to come up with a average price in this current market, then you will have your basis to setup a price per sq foot.

@Antonio Bodley you cannot get it if you don’t know sales price. You could go off if list price to get a range. Best bet would be to find other comps if you can get their sales data.

$$/sq ft is a spec I have never used, unless talking with a new builder, who often use it when building duplicate floorplans.

I agree with the above, I have no idea what the last sold price / sq ft is and I have never used it. You run comp analysis on similar homes, larger homes, smaller homes, adjusted for upgrades, lot size, condition, check the neighborhood for homes that sold the closest physically and adjust for how long ago they sold. Even then I barely use price/ sq ft for any purpose other than making adjustments if the comps are significantly larger or smaller, or the lot size if significantly different.

Last sold price per sf wouldn’t matter unless the home was sold yesterday. How does it matter if the house sold 5 years ago for $100/sf? Ps. If you put your location in your profile local experts might have a clue for you.

In this market, as it shifts you also want to take actives, and pending listings into account when comping. I am also taking 90,180 days out market into account as that's the market it must flip in... I work closely with my buyers so I know what they are looking at, not just packaging up the paper and pushing it along hoping it works for someone... For me, I want to understand the entire picture and how we all look at it, as wholesaling is just a way to exit a deal, for me a way to generate capital to acquire my own assets.
