Don't want a Missed Opportunity

I have a possible distressed homeowner in my sights but not sure, ethically, how to go about it. The homeowner in question is deceased, when reaching out I came into contact with a close relative; who has express it being too painful to even entertain the idea of having the conversation. I’ve since looked up the property in question and if seems like a good candidate for wholeselling. How should I go about addressing the situation?
