ASSIGNING a contract

When you get a property under contract that you are wholesaling. Do you have to notify the seller when you ASSIGN the contract over to a cash buyer?

We tell the seller our intentions BEFORE we sign the contract. We give them options. I can buy it as a flipper or I can wholesale the contract. 80%+ of the time they rather us wholesale it than buy it right out in cash!
