MAO higher then asking price

Hey guys so first of all just want to get started by saying this is my first wholesale deal Im working on and I was confused because the price I'm getting after running my comps and getting my MAO is higher then the asking price. I've already triple checked my math and made sure I did the formula right. The house is in pretty good condition and just needs a light to medium rehab. My main concern is if I negotiate the price down even further, when I go to a flipper and they run their comps aren't they going to see that I'm selling them the house for basically the same price or even more as the owner is.

Yea thats right but my issue is with the cash buyer. When they run their numbers are they going to see what the seller is asking for it on the mls?  Also I talked to the agent and she said that’s what’s left of the mortgage so how do I go about this.

Yeah like Chris is saying... leave MLS alone. That system is just not designed for our nich no matter what some of the course providers and mentors say.

Peopl on the MLS usually want market value. Waste of time.

Rem,ember this my fiend. As a wholesaler, you are a marketer. You need to generate motivated seller leads. Going to craigslist, MLS, or what ever is not really being a marketer.

You need to stop, take 3 steps back, drop everything you are doing and ask yourself: "Do I want to be succesful, yes or no".

If the answer is yes, be prepared to do serious work. No shortcuts. Become a powerhouse marketer and the rest will fall in place.

Doing things halfassed (not saying you do it on purpose... what ever the reason  lack of knowledge, misslead by a guru...) the end result will remain the same. Lots of work, lots of streess, lots of angry people and margenal results if any.

Don;t fret though. Most whoelsalers do it the wrong way. If you do it the right way you have a huge leg up wrt the competition.

Read on marketing and you will be set!
