Experienced CRE Broker and Investor, looking to get into wholesaling

I've been in commercial real estate for 14 years.  Looking to make a change and interested in residential wholesaling and investing.  With a potential recession and uncertainty in the market, I'm looking at other avenues:

Where are the best places to find constant streams of deals for wholesaling in the Atlanta and surrounding markets?

What is the best way to go about putting together an investor list for wholesale deals?

I'm new in this sector and would love to know more about it.  Please PM me or contact me if you wouldn't mind giving some insight.

Thanks!

@Nash Petusky, as far as finding end buyers, I would first recommend reaching out to your sphere of commercial clients. Chances are those individuals have friends and connections in the residential investment space who are looking for deals. As Bryant alluded to, wholesaling is a full-time business and needs to be treated as such. You're responsible for marketing to potential sellers, negotiating offers, and finding legit end buyers to close. Creating systems and leveraging outside resources will be your best friend.
