After the seller signs a contract to me do I send the title company the deposit or to the seller directly through e-transfer or something?

Everything goes to title/escrow.

You send all money to the title company. No money should be exchanged amongst you and the seller.

Everything has to go through the title company even if you are giving advance money for moving expenses.

Never the seller! Always a Title Company / Attorney, depending on what state you are buying in.
