Advice for a Beginner Wholesaler In San Antonio, TX?

Greetings BiggerPocketers, I am trying to start my Real Estate career by taking on wholesaling in the San Antonio area. The thing is, my goal is to be one who actually helps sellers and buyers, and not be the typical "shady" wholesaler. I'm looking to give my time and efforts in exchange for some mentorship from someone local to the area and hopefully shadow a deal from start to finish.
