I need a Contract Sample!

I found this property and i maybe be able to get it under Contract.....Except i dont have one and i have no idea how it looks like. I need a Contract that i can Sell(obviously, i am talking about Wholesaling),

Pls post a link of all the Contracts that i need to get the seller sign in order for me to start trying to sell that property. and pls keep in mind that the Contract should be able to say that i may Assign this Contract to an Investor. Thank you

Also, if you can post a link for An Assignment Contract as well.
