whats the best way to find cash buyers?

hi I send my mail campaign two days ago and before I find sellers. I heard its better to find cash buyers first.

so if anyone can give me advice of getting the best cash buyers in NJ that will be great thanks

First is to find the great properties.

Without the great properties you have nothing for the buyer to purchase.

If you find a TRUE deal buyers will come from everywhere to buy it. If you found a real deal and posted in the marketplace I am sure you would see action on it.

Now the key is many wholesalers do not know what constitutes a deal and push inflated crap that wastes investors time. Then you can lose all credibility with your pool of buyers as either not knowing what you are doing or trying to rip them off with mediocre properties. I am not talking you personally but what some wholesalers do in general.
