what do I do with this lead?

Ok. I got a call from one of my letters. owner is selling if for 50k. However, theres a mortgage on it for about 49k. I looked up the value. some sales are as low as 20k and the house needs some work like a new heater and some other updating. Can do anything with this as a wholesaler?
