How do you find investors and real end buyers

I am new to wholesaling and I am having a hard time connecting with real investors and end buyers. I get a lot of fakes or bird dogs who say the have a buyer and turn around and try wholesaling it for more!

An under-utilized dispo strategy is to send your deals to vetted, trustworthy hard money lenders in the area you have a deal. Most will already have a network of pre-approved buyers who need deals, so those top notch loan officers should be connected with real, serious end buyers.
