Wholesaling Real Estate: Cold Calling/Script?

Hi everyone,

In hard sales companies usually have a basic script that their reps can use when calling prospects. Is it the same for real estate? are there specific things that you say or ask when speaking to a motivated seller or buyer to evaluate them?
