Wholesale with tenants

does anybody know of a good title company In south florida that will accept assignees?

Also...I have a possible wholesale deal but the lady says she has tenants for 8 more months and will sell to me then.  I think she would sell now if she could. Is it possible to wholesale a deal with tenants?

Try Independence Title out of Ft Lauderdale.  I've never used them, but believe they do a lot of wholesale deals.  

Should be no problem to wholesale with tenants, you just have to assign the lease, deposits, etc over to new buyer.
