Contract suppliers

I am meeting a home owner for the first time (wholesaling). I am very excited, but there are still some questions i have. Do I (the buyer/Wholesaler) bring a purchase agreement to my walkthrough, or does the seller provide that contract? If so, do I need to get a special carbon copy-style contract, or just a single paper that i can photocopy after it's been signed? I plan on having them professionally printed for me.
