How Do I go about wholesaling a listed property that I saw for sale on Fannie Mae or some other mls site? I see good fixer upper deals that have a lot of great potential to be sold but don't know how to go about it would someone please walk me through this process if possible, Thanks!

If its on the MLS, hud.gov, fanniemae website etc, best believe all of your would be cashbuyers already saw them and passed. If they were great deals they would've sold already being listed properties. Find some properties that are off-market with great numbers (a great ARV that's being sold at a discount of 55% to 65% below market) that cashbuyers are hungry for and wholesale those. Its less of a headache for everyone.

Later as you gain experience and you want to flip short sale properties (which are usually on the MLS) make sure your buyer(s) knows its a short-sale so they won't expect to close fast. No matter which tactic you choose as a real estate investor be sure to utilize your / your customers time wisely. My coin.

Kudos,

Mary
