Direct Mail for Commercial

I was considering putting together a direct mail campaign specifically targeted toward apartment buildings in a very specific neighborhood.  Has anyone tried this for commercial?  I was curious to how effective it was (what kind of response rates) and types of mailings that worked best.

We have - you can actually get a decent list of multi-family properties from Listsource.com.

Now, we go after small multis - 2 to 40 units - duplex, fourplex, small apts, etc. and we've had a very good result from hitting them with a message similar to what we use for absentee owners of SFRs.
