How do you tell someone you sent a letter to you aren't interested in their house?

Hey guys so I got a list from listsource with certain criteria and some of the homes that I ended up sending letters to are not homes I am interested in at all! As luck would have it, those are the ones that always call hahaha.

My question is when those people that call and tell you where their house is located and you automatically know that is not an area that you are interested in(War zone, bad part of town) how do you tell them you're not interested in their home when you in fact sent them a letter asking about their home!

Clearly some of these tax evaluations are off in the county because my criteria I searched for was homes assessed over $75,000 and I'm getting all kinds of garbage that I didn't think would show up in my list!

Why aren't you interested in solving someones problem for the right price?  Is there anyone you can refer them to that IS interested in helping them find a solution?

I can't think of many situations where I would tell a lead flat out that that I can't help them.  If someone called me with a problem on their hands, I'd offer to take it off them for the right price...   make your offer low enough that you can't help but make money, and either they'll walk or you can help someone solve their problem and get paid for the pleasure.  Or refer them to another wholesaler who deals in that warzone.
