After locking In a home under contract from seller is it standard when finding a buyer that you include a estimated rehab cost and ARV?

How are you going to know that you're providing the buyer a good if you haven't done an analysis using ARV and rehab costs as inputs? How do you even determine what to offer a homeowner for his house if you don't know ARV and rehab costs?
