For those of you who actively pursue probates--- 

I am wondering if probates are a good way to acquire owner finance deals. I am thinking that quite a large portion of probate deals would have free and clear properties and hence good a potential for OF.  My model is to buy and hold mostly with wholesaling a few in and out.

What are your experiences?

Yes, probate is a great way to get owner finance deals.

I've been doing this for decades and have been preaching this technique to others with few listeners, apparently. 

The real beauty is the back end opportunity to negotiate, yet again, when the seller-turned-noteholder (or their heirs) return to the well wanting cash later.
