Hyper motivated seller, but...

I have a hyper motivated seller who has called me several times.  He is willing to sell his house subject to but I know he has tried to sell this property already to two other active wholesalers in town.  He says their contract has expired and he wants me to buy the property.  However, I talked with one of the other wholesalers and he said the bank has been exceedingly difficult to deal with and he also stated that they recorded a memorandum of contract on the property.  

Would you go after this deal if you had other deals in your pipeline?  I think this one might be more trouble than I want to deal with.  Then again, the other investors might be busy and haven't given this one the attention it needs.
