Seller just wants value of the lot...

newbie here again, so the seller has an inherited home, it was built in 1939 i believe, it is really old and run down, it would take much much more to repair than to tear down and seller knows that so she just wants the value of the lot. about sqft of home 1,225 so its 1 acre. Ive used Sean Terrys comp calculator and came up with a rough estimated sell price of 17k but! my question here is, what do i deduct from that since buyer will have to put $$$ in just to tear it all down. Ive simply thought: "google the avg price of a 1 acre lot and deduct that from 17k....
