What can/can't I legally say about a neighborhood to a prospective buyer?

I'm not a licensed agent. I'm receiving a lot of calls about a property I am trying to assign, but many are asking about the neighborhood. They are asking about schools, crime, etc.

I'd like to give them my opinion, but I don't know what's legal to say.
