2 houses on 1 lot - only 1 for sale

Like the title says, I have a seller who has two properties on 1 parcel (according to the county website).  The one for sale is a very large single family 3/2 that has been empty for about three years, halfway done with renovation.  Owner inherited it from his brother and wants to sell.  The other is a duplex that is currently rented.

Is my suspicion correct in that the parcel would have to be split before I could put an offer on one and actually sell the contract to a buyer?
