Need help finding a Cash buyer ASAP

Help please!!!

I just started with wholesaling and i'm truly excited! but i'm somewhat at a point where i need some advice.  I spoke with the seller today and it went really well. He offered me a price which is amazing. I will be using the assignment of contract method. So i actually have a two part question.

1. When i met him and we still agree on the sales price, how much time should i tell him or state on the contract that i will have the deal closed? 

2. My second question is....how do i find a cash buyer within that time frame which i agreed to close the deal with the seller? 

Sorry if my questions weren't clear, i'm fresh in the game knowing that i will make mistakes but i have the drive and determination to become best of the best! 

I would also greatly appreciate any advice from someone who's been in the same situation or just someone with great experience. Thanks in advance
