is there a website that will tell me where I can potentially find motivated sellers? Or seller leads?

Sadly its not as black and white as that. Marketing and finding motivated sellers is more of an art form than anything. Try and think backwards. Who would be motivated to sell.. Someone going through a divorce, an absentee owner thats tired of being a landlord, tax sales, probates, and so on.. then find ways you can find lists of these people somehow. Then figure a way to get ahold of him.. By phone or letter. Listsource is a great site to purchase a list to market too.
