Working on First Property Under Contract

I think I have a property I can jump on to get started, it is under $10,000 and will need some rehab. I am in the the process of getting it under contract, but I am wondering a couple of things: 

1. Do I need to have both an attorney and title company? If so, does anyone know any with experience in the area that are quick? 

2. I am in the process of generating leads for buyers as well. I think it may be quicker to talk to a realtor and get offer sent to their cash buyers in the area. Considering the cost of commission, is this a quick and profitable option to take?

I don't know the laws in NC, some states use either or to close. Some title companies have attorneys on staff. Ask wholesalers in your area and see who they use. If u use a realtor for their cash buyer list. You could provide a referral fee to them or whatever u guys decide on. If the deal is good enough I'd attend the local Real Estate Investment Association gathering and market it there. There's a plethora of ways to market your deal. Go to the tab, forums, and look up the forum categories and scroll down to Real Estate Strategies and open up Real Estate Wholsaling Questions for marketing ideas..Additionally u could also search for cash buyers by using the search the site feature on BP.
