I often here people say "get such and such info from a title company" Supplying info is not a title company's job. Most of the time I don't have clue why they think a title company would even  be a good source of the info wanted.

My guess is today most title companies have a privacy policy that doesn't allow them to give out info.

When you are ready for a title company to actually settle a property I will be glad to supply one. If you search here you can probably find other posts I have listed them.

Make sure the title company you select, actually reads the contract.  We have found in many cases, for settlements on properties that were sold at public auction, the title company gets the HUD wrong, they are so use to spiting the settlement cost, that they do it without reading the contract. This is distraction and a sign of an unprofessional title company.

So, if you have some special clauses in your contract, make sure you point them out to the title officer, here are some clauses that you want your title officer to understand and record;

• discount if paid off before due date
• substitution of collateral
• stutter clause
• subordination clause
• fully assumable with release of liability clause
• release of additional collateral after x% is paid if a blanket mortgage
• principal mortgage
• interest only mortgage
• hybrid if sold before x date
• equity kicker
• seller participation clause
• front porch clause
• rebate agreement at settlement
• deed in escrow clause
• delayed settlement clause
• right of first refusal clause
• delayed payment clause
• subject to clause
• delayed payment clause

These are a few of clauses you need to alert you title company about.  All of which are in your favor if you remember to use them in your offer.

I deal with several title companies in Baltimore. I think you are asking if they will supply you with names of real estate investors for your buyer list. I think if you have not done business with them, they may be reluctant to share their client's name.

Are you investing in Baltimore at this time?

@Michael Nijhawan all the previous posts pretty much hit the nail in the head. I would go as far as saying that you shouldn't even worry about building a buyers list because if you end up finding a great deal, you could post it on BP or on a meetup and it would sell pretty quickly. So my point is, focus on finding an excellent deal and the buyers will follow :)

@Ned Carey could probably recommend a title company. Though I doubt a title company is going to give you a list of cash buyers.  If you had a relationship with someone at a title company they may, but they are not going to hand that information over to a total stranger.

It depends on what you want to do. Rentals, flips? What do you mean by hot, Do you want a lot of competition for deals but easy to sell. Or do you want easy to find a deal but harder to sell. real estate is always good, What changes is who it is good for, the buyer or the seller.

If you want affordable then as @Ian Barnes said  PG county would be the closest to NOVA that is reasonably priced. I also believe PG county to be pro growth which is good for the longer term.

PG County has a lot of buyers and a lot of distressed properties that need rehabbing.  Also, add me to your list, I'm a buyer of properties with an ARV of 200K or more. Also, if you become good at finding condo conversion properties in DC, you'll be able to make a lot of money fairly quickly, not very easy though.
