I will give this a shot for you: Find seller through marketing via bandit signs or direct mail Negotiate sale price and put home under contract Market for buyer Assign your contract to new buyer ------------------------ Some of the what ifs for you will be knowing what a good price to put a home under contract for, estimating repairs, knowing the ARV of the home. Also when working with the seller when trying to put under contract, there are several ways to talk to them. I suggest dont lead them on to think you are gonna buy the home. I approach it differently: "Seller, I work with a large network of cash buyers located all around the country. I would like to present your home to them for the next 30 days and see if I can bring a cash buyer. If at the end of my 30 days I have not been able to bring a buyer we can either part ways as friends or we can look at lowering the price and I can put it back out to my list again " Something along those lines. @Christian B Powe, @Curt Davis laid out the process pretty simply I would say. How you approach the motivated sellers and negotiate with them is up to you. I don't tell my sellers that I work with a network of cash buyers, but I do let them know I am in business to make a profit and I may assign the contract to a cash buyer/investor. If you ask sellers some pre-qual questions up front, it should save you the time of negotiating. When someone calls me, I get their email address and send them an email with the questions about the property. Ask what they owe, will they take what they owe, what is the lowest amount they would take if you pay all cash and close quickly, etc. Get all the details about the property as well. If you talk to them on the phone and ask these questions, when you ask them if you pay all cash and close quickly what is the lowest amount you would take, after you ask that, don't say ANYTHING. Let them give you a price. If they want to jerk you around and won't tell you, then tell them you need a ballpark so you don't make them an offer that will insult them. As far as cash buyers, there shouldn't be much negotiating with them. If you put a property under contract for a good price and your numbers are accurate and you left plenty of profit for the cash buyer, they should know it's a good deal by what you are selling it for. If you haggle with them is up to you. I don't unless I have had it under contract for a while and I just need to get rid of it. Good luck.

Can someone please explain to me, step-by-step, how to do a full whole sale transaction? Also, are there any scripts for negotiating prices with the motivated buyers and also the motivated sellers?
