How Do Finders Fees Work?

If I had an investor who was willing to pay me a finder's fee for a property, how do I go about collecting the fee? Do I wait until the closing? How will I know if she actually buys the property or not besides seeing it go off the market? Do I require her to sign a contract guaranteeing me the finder's fee if she buys the property?
