Having a problem with a seller

I recently sent out yellow letters. I got a call today from a lady who was curious about why I had sent her a letter wanting to buy her property. I began talking to her and the house is a 3 beds, 2 baths house and it is currently occupied by tenants. I asked her what price she's willing to sell the property and she said that she wants to here my offer first. I then told her that I need to see the property before I can make an offer but she doesn't want to show me the property because tenants are obviously living there. What should I have done? And what should I do?

As far as the tenants go, have her tell the tenants you're a contractor and she's wanting to do a walk through and make some repairs. Not only does this provide her cover to not tip off the tenants that she's considering selling, but chances are the tenants are going to take full advantage of the opportunity to point out EVERYTHING that's wrong with the property.
