Over 500 direct mailings only one call
Hi guys,
I just wanted to get m input from seasoned wholesalers as I am a newbie. So far, I have been targeting probate leads and using bandit signs as a method of marketing. In the past month I've mailed out a little over 500 direct mailings via post card. Is that too much or too little? By now should I have received more calls than one? Any insight you can give would be great!

I think I sent out my first foreclosure mailing in 1979. People told me me that I could expect a 1% response rate (based on what, I don't know).
Since you only intend to do one deal at a time (now) understand the job job of your mail piece: it's ONLY job should be to get the prospect to take the next action step, such as call you, write you, go to a website or landing page, etc.
There are so many factors to consider. 500 mail pieces is statistically too small to really derive any actionable feedback. You could have a crappy list (it's a static "cold" list), your message could be all wrong, targets may have fatigue from too much solicitations by others such as the absentee lists, which get pounded. So many factors.
And, this is one, single puny mailing! Most successful marketers are mailing their lists as many of ten (10) + times with a well-thought-out campaign of sequential messages combined with outbound calling and perhaps door knocking, too.
I'm not trying to minimize your efforts but to alert you to the challenges of marketing in most every community where there are so many buyers with money chasing so few opportunities at the the moment.
