Wholesaling advice!?

Just talked to a guy who inherited a property and is looking to sale.. What immediate/major questions should I be asking him to possibly get this house under contract and sale?

Ask him some details about the house:  how many bedrooms, bathrooms, age of the house, is there anything that he knows of that needs repairs, ask him about the major items, roof, hvac, plumbing, electrical etc.  I'm not suggesting that you fire one question after another at him.  Have a conversation about the house.  "By the way Mr Seller, why do you want to sell the house".  That's a biggie.
