Assigning a Contract

Assigning seems like a great start to wholesaling when you aren't starting with much capital. My questions is, when you put a house under contract with the intent to assign the contract to a buyer, what if the seller or their agent needs proof of funds that you're paying in cash before they will let you put it under contract?

My suggestion would be to have the potential buyer already lined up and have the potential buyer provide the proof of funds, if the seller won't let you put it under contract otherwise
