Too many deals not enough capital looking to wholesale now

So over the last 6 years I have purchased dozens of properties all which have come from the same marketing techniques as wholesalers. I have now run out of capital to purchase these deals I come across so I am looking to begin wholesaling or birddogging these deals I come across.

I already have cash investors ready to buy along with the properties ready to wholesale. I would like to do this transaction as smoothly as possible without running into legal issues. Can any of my BP members help me out with a California wholesale purchase contract to replicate? I would also like to know what other types of contracts I need to have the buyer or seller sign.
