Basement square footage - to include or not to include?

I'm working on a deal and have a question.  Is the square footage of the basement supposed to be included in the total square footage of the house?  This deal has a 3 level home that totals 3467 sq ft including the finished portion of the basement.  4 bedrooms and 2 baths on the upstairs level, main floor has kitchen, dining, living, family room, laundry, bathroom and another bedroom and/or office.  Then the basement has a living area/man cave, kitchenette, full bath and two more rooms that are finished one of which could be office or bedroom.  The Real Estate Agent has included the basement sq. ft. but I don't remember seeing that included anywhere else.  Should I include it when marketing to folks I intend to sell to?
