The numbers of a deal

hey guys, so ive been working in probate leads for a bit now and i was wondering what the average deal can look like? more in depth, if i had a home for $200,000 ARV and i went with an offer of 30% off market so $140,000 minus any repairs, say theres about $20,000 in repairs, so now weve got $120,000, would 10% be abnormal to ask for? 5%? curious to know what a lot of yall run into. obviously not all homes are valued at this but just a ballpark number for the areas im working in (collin county and Tarrant).
