Finding Deals & Motivated Sellers in Northern California

Hi All,

I've been hunting for motivated sellers in Northern California and it has been tough. I've been sending out a few thousand letters the last few months and have found a few, but definitely haven't gotten the number of responses I was hoping for. I understand I need to be more persistent, keep at it, and that the numbers for direct mail in Northern California are just not going to be similar to places like Texas, Georgia, and Florida. I've been mailing to expired listings to the Bay Area (Oakland, Alameda, and Contra Costa counties), Solano, Sacramento, San Joaquin, Stanislaus, and Fresno counties. I plan to expand my direct mail efforts to other lists and also expand my network to get more deals.

How have you been finding deals? I'm starting out and would love to get some insight from experienced and successful investors and wholesalers. Any tips or tricks would be greatly appreciated.

@Account Closed Thanks John. The prices of properties out here don't allow you to buy a ton of properties at all cash. With the prices so high in California, it's important to be creative and manage your money wisely. 

It's always beneficial to find motivated sellers so that you can make more creative offers. I've found motivated sellers and done some deals but definitely need to find more of those sellers.
