Can I Bring Investors MLS properties and ask for a finders fee?

I live in NJ. I want to know if I can call up real estate agents and ask me to pass me their listings that are hard to sell. I know won't be a current thing but if a deal seems right, can I pass it on to a cash buyer of mine and collect a finders fee. It's a win win for the agent, they can pass their hard to sell deals to me and make a commission. Please do not answer unless you know for a fact what you are talking about. Thanks :)

Okay, I know for a fact:

No you can't legally collect a fee.  Google up your state RE licensing laws.

"Hard to sell listings" means they are over priced, and won't be a deal.
