Be truthful. Have your ducks in a row. Have a viable backup plan. Any agent worth working with will see through you anyway if you don't.

There are agents who will help you with these deals, but they are few and far between. You will need to look long and hard and be incredibly transparent. I couldn't help but laugh at the scenarios put forth above.
