New to Wholesaling Texas - TREC Purchase Agreement run through

I am about to get my first deal under contract, but I am not too comfortable with the TREC Purchase and Sales Agreement that most title companies in Texas prefer (so I have read).  I have alot of experience in many other real estate contracts, but I am hitting a wall on the wholesaling side.  Am I the Buyer in the contract or is the investor?  Do I need to fill out the portions referring to title insurance?  Does the License Holder Disclosure apply to me or only if I am a real estate agent?  Thank you in advance.
