First wholesale deal

hi im looking foward to getting started and finding my first wholesale deal within the next 45 days what steps should i take to make this happen

You want to make sure you have an escape clause in the contract and be honest with your seller. Here I use a trec contract and in special provisions I put " A. Cancellation:Buyer retains right to cancel this agreement on or before closing date and any earnest money will be refunded to buyer."

"B.Assingment: Buyer retains unqualified right to assign its rights under this contract to a third party so long as assignee agrees to be bound by all terms and conditions of this contract"

Than in termination option I purchase  30 days and give 10 bucks to seller. If you are honest with seller and let them kno you are their best bet to sell quickly they are not going to care. Because they are "MOTIVATED" Sellers. If you act shady and look like you trying to run game, they will find out. I don't kno Virginia contracts specifically . So you really need to find a local mentor. Assignment agreements you can get right here on BP in files. But purchase and sales agreement you should get from your mentor, maybe even find a realtor to talk to and get a little advice and direction from ab the market. Just yesterday I was talking to a seller who rehabbed his Home by hisself. He seen my I buy houses Craigslist add. And contacted me, i did my research so he did own the home. For like 11 years.. So after doing all the work alone using his own money,  you think I'm going to lowball him. Nope..I gave him the number to a agent I work with to get fmv.The agent probably will make a small commission. In turn she feeds me a lead off mls and the seller gave me a contact he knows that may be distressed and motivated. Sometimes u got to let a small fish go to attract a bigger fish to catch.
